Improved or "Common" Areas

With regard to the Meadows Community, the Master Association maintains responsibility to care for, beautify, and repair entranceway monuments, including the lighting, grass, shrubs, flowers, trees and the sidewalks and walkways adjacent to those monuments, as well as the islands on Perry Farms Drive

Individual Lot Maintenance

Homeowners are responsible for the maintenance, care, and repair of their individual lot including the sidewalks immediately adjacent to their lot and the trees planted opposite of the sidewalk adjacent to their property.  Care and maintenance includes, but is not limited to, keeping the grass cut to a height of no more than 6 inches, keeping hedges, trees, and bushes trimmed and pruned, keeping the lawn and landscaping in good health and free from weeds, keeping the yard area clean and free of clutter and debris and appropriate external care of all buildings and improvements.  In the event an owner fails to maintain a lot in a manner satisfactory to the Board of Directors, following notice to the owner, the Association may fine the owner and/or enter the lot to restore the lot to established standards.  (CC&R Article VI Section 2a and b)  For basic lawn care and landscaping tips and recommendations, please visit our Tips & Recommendations page.

Individual Lot Modification

No lot may be modified in a manner that changes the exterior appearance, including changes to the elevation, topography, or landscaping.  The planting of new, or removing of existing, shrubs or trees must be approved by the HOA Architectural Committee in advance.  (CC&R Article VI Section 2b)  For more information you may contact your Board of Directors HERE or submit an Exterior Alteration Application to the Architectural Committee.  If planting is approved by the Board, remember to contact Miss Utility BEFORE doing any digging at (800) 257-7777.  Please allow 48 hours for a response.
